Our expert planners will leverage their extensive experience and in-depth knowledge of the relevant Local Authority and national planning policies, appeal decisions and case law to provide a thorough and balanced review to inform a potential full project, encompassing Local Authority insight and a review of the site-specific planning constraints, planning history and policies leading to honest and clear written advice and recommendations

Our skilled architects will conduct a full measured site and building survey, as necessary, to inform required drawings.

Our architects will then work with clients to prepare drawings that both reflect the client’s needs and take account of relevant planning considerations.

Our planners will prepare the application documentation including electronic application forms, the Community Infrastructure Levy form (where applicable) and the Design, Access and Planning Statement, as well as liaise and manage the architects and co-consultants that may be required to form part of the project team (covering topics such as air quality, archaeology, contaminated land, daylight/sunlight, ecology, energy, flood risk, heritage, landscaping, lighting, noise, nutrient neutrality, odour, surface water drainage, topography, transport, trees, viability and visual impact assessment).

Our chartered planners will handle the process involved with submitting the planning application via the Planning Portal as accompanied by client approved final drawings and documentation.

GSP will liaise with the Council following submission including chase up of the application by email and telephone, necessary discussions and negotiations with the Council’s validation officers and planning officers, as well as responding to any third-party representations and consultees and reviewing, negotiating and agreeing to any pre-commencement conditions.

As a final stage, GSP will review the Council’s decision and provide advice to clients about the next steps in the project, for example, seeking Building Regulations approval or submitting subsequent applications to discharge the requirements of planning conditions.

Mrs Rachel Osborne
BA (Hons) PGDip MRTPI

Chartered Planner & Managing Director

Rachel first joined the team in 2007 obtaining a BA (Hons) Degree in Urban & Environmental Planning and a PG Diploma in Town Planning. After qualifying she left the company to gain experience working as a Planning Policy Officer at Maidstone Borough Council, specialising in Neighbourhood Planning. She re-joined the team as a Senior Planner in 2015 and gained Membership of the Royal Town Planning Institute in 2017.

As part of the companies restructure in 2018 Rachel took on the new role of Managing Director, overseeing both the professional and administrative aspects of the company. Rachel’s focus is to ensure that the company continues to run smoothly and provides excellent service, and strives to ensure the wellbeing and satisfaction of all employees and clients.

Mr Paul Nicholls
BA (Hons) DipTP MRTPI

Chartered Planner & Company Director

Paul joined the practice in November 2018 and has a degree and diploma in Town Planning and has been a member of the Royal Town Planning Institute since 2005. He previously worked for 16 years at Dartford Council, becoming a Principal Planner in October 2015, before leaving to work in the London planning team at CBRE in August 2017.

Paul deals with a wide range of planning matters, including assessing the planning and development potential of sites, the promotion of sites through the submission of representations to development plan documents and the preparation and submission of a range of major and small scale planning applications including stakeholder engagement, negotiations of Section 106 Agreements and preparation and submission of planning appeals.
He has extensive experience in a wide range of case work specialising in feasibility studies, waste management, historic buildings and conservation work.

Mr Daniel Allen
BA (Hons) DipArch MArch RIBA

Chartered & Principal Architect

Daniel is a Chartered Architect and works closely with our Planning Team, undertaking Survey and design work as well as producing detailed construction and specification information. He has a wide range of experience with both new build and refurbishment projects. This includes working across a number of sectors such as housing, education, sport and leisure, commercial and ecclesiastical. He has a passion for sustainability and enjoys working with existing buildings. His projects have won several awards and have been featured in a number of publications.
