GSP obtained a major planning permission on behalf of a key rural employer and supplier to housebuilders for the redevelopment of its 2.5 acre site in Southfleet, Dartford, that will help to secure its long term future and offer additional employment opportunities on top of the 80 that they already employ.

The client approached GSP on the back of the business expanding and needing a large uplift in the amount of stock storage space. Whilst the site was within an allocated employment site it was also within the Green Belt.

Following an initial pre-application submission, GSP advanced an argument that a substantial package of very special circumstances existed on this occasion to include on and off site enhancements, to which Dartford Borough Council officers agreed and duly granted permission under delegated authority to demolish existing buildings and erect a single, modern, purpose-built 10,000 cubic metre structure offering a 70% uplift in the volume of built form across the site. A later variation was also permitted increasing the height of the building by 0.5 metres.

GSP’s work included the drawings as well as both a Planning, Design and Access Statement and a Visual Impact Assessment.

This proved to be a fantastic outcome for one of GSP’s many long-term clients.

For this project, GSP worked alongside co-consultants relating to flood risk, transport, topography, landscaping, ecology, drainage and contaminated land.
