The client approached our planners about the possibility of obtaining consent to build an outbuilding in the rear garden to accommodate a hydrotherapy pool for their disabled grandchild.
In order to protect future permitted development rights within this Green Belt site, GSP designed and sought to obtain a lawful development certificate for the proposed outbuilding.
Although large at just under 100 sqm (1000 sq ft), the Council acknowledged that the building would need to be of this size to accommodate a pool and that in the absence of it containing any form of primary living accommodation its use could be certified as being incidental to the main dwellinghouse. The overall dimensions were within permitted development limits, meaning a certificate of lawfulness was issued, much to the delight of the clients, and, of course, Harry.
