The client approached GSP regarding this 5-year long vacant site having previously secured planning permission to redevelop a public house site in the Green Belt and erect a number of detached two-storey houses in Tonbridge and Malling.
On this occasion, in the village of Green Street Green, the client wished to retain and reopen the original pub building – a non-designated heritage asset in an Area of Special Character – and, in lieu of demolished, poorly-designed extensions, build two additional dwellings, in total matching the volume of the existing built form, as well as convert the upper floors of the original building to provide flats.
The site was entirely previously developed land and the application provided an opportunity to regenerate a site to put back in place a local pub, provide local employment and provide some much-needed housing. A planning permission would also seek to secure off-street parking for the first time as well as secure landscaping enhancements, all to the benefit of this designated village.
